Jumbo loans: what is usually different
- Conforming loan limits are published annually by the FHFA; a loan above the limit for your county is generally a jumbo loan.
- Jumbo lenders often look for higher credit scores, larger down payments and several months of cash reserves than conforming lenders do.
- Some lenders require more than one appraisal on high-value properties.
- Because jumbo loans are not bought by Fannie Mae or Freddie Mac, underwriting rules vary more from lender to lender — compare several Loan Estimates.
- Verify any lender or loan officer on NMLS Consumer Access before applying.
